Privacy Policy

This privacy policy explains how Kat Ashby and RootQuest Realty LLC (“we,” “us,” or “our”) collect, use, and protect information when you visit ashbyrealtor.com (the “site”) or contact us through it. It is written in plain English on purpose. If anything is unclear, email me and I will walk you through it.

Who we are

Kat Ashby is a Principal Broker / Realtor® with RootQuest Realty LLC, serving Utah County and the Wasatch Front, including Lehi, Eagle Mountain, Saratoga Springs, and the surrounding markets. For privacy questions, email Kat.Ashby@AshbyRealtor.com.

What we collect

Information you give us. When you fill out a form on the site — contact, free home valuation, buyers guide, sellers guide, staging checklist, or the monthly market update newsletter — we collect what you enter. Depending on the form, that may include:

• Your name (or first name)
• Email address
• Phone number and preferred contact method (call, text, or email)
• Your home address and property details, if you request a valuation
• Whether you are looking to buy, sell, or both
• Which markets you want updates on
• Any free-text comments you choose to share

Information collected automatically. When you load a page on the site we may automatically receive:

• Your IP address (logged by Cloudflare and our hosting provider for security and bot protection)
• Browser type, device type, and operating system
• Which pages you visited, when, and the page that referred you

Local browser storage. After you submit a form to request a guide, the site saves a small flag in your browser’s localStorage (key: resourceLeadCaptured) so we do not ask you for the same information twice. You can clear this at any time through your browser’s site-data settings.

How we use your information

We use what you share to:

• Reply to your inquiry and follow up about real estate services
• Send the resource or guide you requested
• Send the monthly market update if you opted in
• Prepare a home valuation if you asked for one
• Understand which content is useful and improve the site
• Protect the site from spam and abuse

Who we share it with

We do not sell your personal information. We share it only with the service providers below, with people you authorize during a transaction, or when required by law.

• Google. Form submissions are routed through Google Forms and stored in Google Workspace.
• Meta (Facebook / Instagram). The site loads the Meta Pixel, which sends Meta information about your visit (such as your IP address and the pages you view) so we can measure ads and reach people who might be looking for a Utah County realtor. Meta’s use of that information is governed by its own Data Policy. You can adjust how Meta uses this data in your Meta ad preferences, and you can block the pixel by using browser tracking-protection settings or extensions.
• Vercel. Our hosting provider. Vercel sees traffic to the site and provides basic web-vitals analytics.
• Cloudflare. We use Cloudflare Turnstile on every form to block bots. Cloudflare sees your IP address and a small amount of metadata about each form attempt.
• Real-estate transaction partners. If you engage me to help buy or sell a home, I may share information with parties involved in your transaction — lenders, title companies, inspectors, the MLS, the other side’s agent — only as needed to do the work.
• Legal disclosures. We may disclose information when required by law, by court order, or to enforce our rights.

Cookies and tracking technologies

The site uses first-party browser storage (the resourceLeadCaptured flag described above) and loads third-party scripts — the Meta Pixel, Vercel analytics, Google Fonts, and Cloudflare Turnstile — which may set their own cookies in your browser. We do not currently honor browser Do Not Track or Global Privacy Control signals as a separate channel because we do not sell personal information; if a state law applies to your visit and requires us to do so, we will treat your GPC signal as a request to opt out of any sharing covered by that law.

Your choices

• Unsubscribe. Every newsletter email includes an unsubscribe link, or you can email me and I will remove you.
• Access, correct, or delete your information. Email Kat.Ashby@AshbyRealtor.com and tell me what you would like changed or removed.
• Opt out of Meta tracking. Adjust your Meta ad preferences or use browser tracking-protection settings to block the pixel.
• Clear local storage. Clear site data for ashbyrealtor.com in your browser to remove the resourceLeadCaptured flag.

If you are a California resident, you have the right to know what personal information we have collected about you, to request that we delete it, to correct inaccurate information, and to not be discriminated against for exercising those rights. To make a request, email Kat.Ashby@AshbyRealtor.com.

Children

The site is for adults considering a real estate transaction. It is not directed to children, and we do not knowingly collect personal information from anyone under 16. If you believe a child has submitted information through the site, email me and I will delete it.

How long we keep it

We keep the information you give us for as long as needed to serve you and to meet Utah real estate recordkeeping rules. If you ask us to delete your information, we will do so unless we are required by law to keep it.

Security

We use reasonable safeguards to protect your information, including HTTPS, bot protection on forms, and access controls on the systems we use. No method of transmission over the internet is 100% secure, so we cannot promise absolute security.

Changes to this policy

If we change this policy, we will update the effective date above and post the new version on this page. Material changes will be called out at the top of the policy for a reasonable period.
