The 100% median sale-to-list ratio holds county-wide — homes priced correctly are still getting their number. The gap between 37-day median DOM and 62-day average reflects the same dynamic we see in every city: fast-moving, well-priced inventory pulling the median down, and slower new-construction pipelines pulling the average up.
The Price Spectrum: What $285K to $3.5M Looks Like in One County
One of the most striking things about Utah County's May data is the sheer range. A $285,000 single-family home closed in Springville. A $3,550,000 home closed in Lehi's Traverse Mountain. Both in the same county, same month.

Mapleton — 28 sales | Median $876,500 | Range $495K to $2.4M
Mapleton is Utah County's most expensive city by median single-family price in May — $876,500 with a range stretching to $2.4M. The tradeoff is time: 62-day median DOM and 102-day average, the slowest in the county. Only 46% sold at or above list price. Buyers in Mapleton are negotiating. If you're pricing a Mapleton home, expect more time and more back-and-forth than in faster-moving markets.
Highland — 21 sales | Median $862,000 | Range $640K to $2.45M
Highland is right behind Mapleton at $862,000 median — but moves much faster at 29-day median DOM. 29% sold at or above list price with a 98.2% median sale-to-list. Buyers are getting modest concessions here, but the pace is strong for this price point.
Salem — 36 sales | Median $754,995 | Range $476K to $1.6M
Salem had 36 single-family closings at a $754,995 median. Like Mapleton, it's running slow — 70-day median DOM and a 102-day average. 44% sold at or above list price. A mix of new construction and resale in a city that's growing but where inventory is taking longer to move than the rest of the county.
Lehi — 85 sales | Median $701,900 | Range $379K to $3.55M
Lehi had the second highest volume in May with 85 single-family closings and the highest median of the high-volume cities at $701,900. Median DOM was 29 days and 51% sold at or above list price at a 100% median sale-to-list. The $3,550,000 Traverse Mountain closing was the highest single-family sale in Utah County in May. Lehi continues to lead on price and pace for the core Silicon Slopes corridor.
Saratoga Springs — 99 sales | Median $645,800 | Range $349K to $1.7M
The highest volume city in Utah County in May with 99 single-family closings. Median of $645,800 with a 38-day median DOM and 61% at or above list price. Saratoga Springs is the most active market in the county and consistently performs close to list price. Pleasant Grove — 19 sales | Median $620,000 | Range $435K to $1.885M
Pleasant Grove is the fastest-moving city in Utah County in May — 13-day median DOM, the quickest of any city with significant volume. 37% sold at or above list price at 98.8% median sale-to-list. The speed here is notable: homes are going under contract in under two weeks on average.
American Fork — 19 sales | Median $579,000 | Range $395K to $1.438M
American Fork had 19 closings at a $579,000 median and 28-day median DOM. Only 37% sold at or above list price at 99.8% sale-to-list — buyers are getting very slight discounts. A solid mid-range market with reasonable absorption.
Orem — 35 sales | Median $568,000 | Range $380K to $1.365M
Orem had 35 single-family closings at $568,000 median. 35-day median DOM and 57% at or above list. A consistent performer in the mid-range tier, sitting between Eagle Mountain and Lehi on both price and pace.
Payson — 20 sales | Median $550,000 | Range $350K to $1.65M
Twenty closings at $550,000 median with a 44-day median DOM. 55% sold at or above list. Payson offers one of the better value propositions in the county for buyers who can tolerate a slightly longer commute.
Santaquin — 24 sales | Median $539,445 | Range $397K to $2.012M
Twenty-four closings including one at $2,012,730 — the highest sale in Santaquin in May by a wide margin. Median DOM was 46 days and 50% sold at or above list. The $2M+ sale reflects the custom/luxury product starting to appear at the southern end of the county.
Spanish Fork — 21 sales | Median $535,000 | Range $400K to $975K
Spanish Fork tied with Springville as the second-fastest city in the county at 17-day median DOM. 57% sold at or above list at 100% median sale-to-list. At $535,000 median with fast absorption, Spanish Fork offers genuine value for buyers priced out of Lehi or Saratoga Springs.
Eagle Mountain — 91 sales | Median $524,900 | Range $425K to $1.35M
Eagle Mountain had 91 single-family closings — the third highest volume in the county — at a $524,900 median. 44-day median DOM and 65% at or above list. Provo — 32 sales | Median $514,000 | Range $316K to $1.9M
Provo had 32 closings at $514,000 median and 20-day median DOM — the second fastest city in the county. 53% sold at or above list at 100% median sale-to-list. Provo offers urban amenities, BYU proximity, and a faster-moving market than most Utah County cities at this price point.
Springville — 18 sales | Median $467,938 | Range $285K to $1.815M
Springville is the most affordable city in the county among those with significant volume — $467,938 median single-family price. It's also moving fast: 17-day median DOM, tied with Spanish Fork for second-fastest. 61% sold at or above list. For buyers who can't afford Lehi or Saratoga Springs, Springville is producing fast, at-list closings at notably lower prices.

Lehi leads townhome absorption at 21-day median DOM — the fastest in the county. Provo is close behind at 23 days. American Fork and Mapleton are the slowest at 75-80 days. For townhome buyers, Lehi and Eagle Mountain offer the best combination of price, supply, and absorption.
Condo Market — 56 Sales | Median $311,500
56 condo closings county-wide with a $311,500 median and 48-day median DOM. This is the most affordable ownership category in Utah County. Provo and Orem account for a significant share of condo inventory given their urban cores and university populations.
The Two-Speed Market: Fast vs. Slow
Utah County is not one market. It's many markets running at different speeds:
Fast-moving cities (median DOM under 25 days): Pleasant Grove (13), Springville (17), Spanish Fork (17), Provo (20), Lehi (29), Highland (29), American Fork (28)
Slower-moving cities (median DOM over 50 days): Mapleton (62), Salem (70)
The difference comes down to price point, new construction pipeline volume, and how accurately homes are priced relative to current comps. Every city in this dataset has a 100% or near-100% median sale-to-list ratio — meaning the homes that are selling are priced correctly. The homes sitting long are not.
What This Means If You're Selling
The county-wide data makes one thing clear: correctly priced homes are still selling at full price across virtually every Utah County city. 55.4% of all sales closed at or above list price and the median sale-to-list ratio is exactly 100%.
What separates a 13-day sale in Pleasant Grove from a 62-day sale in Mapleton isn't just location — it's pricing, preparation, and presentation. The buyers are there. They're just not making offers on homes that aren't priced for 2026.
