New Subdivisions and Developments Coming to Saratoga Springs in 2026

If you're considering buying a home in Saratoga Springs this year, you're looking at one of the most active new development markets in all of Utah County. Hundreds of new lots are being approved, major master-planned communities are adding new phases, and a handful of brand new neighborhoods are just getting started.

That's genuinely good news for buyers — more inventory, more builders, more price points to choose from. But it also means the landscape is changing fast, and knowing what's coming and where can make a real difference in finding the right fit for your family.

Here's a breakdown of the most significant subdivisions and developments active in Saratoga Springs right now, based on the city's official permit database and Community Development RAP Sheet updated through April 2026.

The Scale of What's Happening

Saratoga Springs is home to nearly 71,000 residents today, with city projections suggesting it could reach 120,000 at full build-out. The city is adding roughly 635 new residential units per year — and right now there are more than 860 active development projects in the pipeline. That's not a typo. This city is growing fast, and 2026 is shaping up to be one of its busiest years yet.

Wildflower: One of the Largest Active Buildouts in Utah County

If you've driven along 2100 North near Redwood Road, you've seen Wildflower taking shape. This 1,200-acre master-planned community — billed as Utah's first "Active Family Community" — has dedicated nearly one-third of its land to open space, parks, and trails. And it's still actively expanding in 2026.

New plat phases have been approved through early 2026, with construction continuing across multiple village sections. Builders currently active here include Lennar, Toll Brothers, and EDGEhomes, which means buyers have real options — from Lennar's "Everything's Included" townhomes to Toll Brothers' luxury single-family homes with design studio personalization. EDGEhomes' Wildflower 2.0 concept features homes with Utah Lake views and access to a private clubhouse and pool.

A 117-acre commercial development was also approved at SR-73 and Mountain View Corridor in 2025 — meaning retail and services are following the rooftops, which is always a good sign for long-term livability.

Wander: Lakeside Living, Still Expanding

Wander is a 350-acre master-planned community by Oakwood Homes along Utah Lake's north shore, and it remains one of the most in-demand developments in Saratoga Springs. New plat phases were approved through early 2026, and the master development agreement was updated with a fifth amendment in January 2026 — a clear signal that this community is continuing to grow and evolve.

For buyers, Wander offers five home collections ranging from starter townhomes to larger single-family designs, all within walking distance of parks and Jordan River trail access. At just five miles west of I-15, it's a strong option for Silicon Slopes commuters. Builders here include Oakwood Homes, Lennar, and Richmond American Homes. The community is projected to deliver more than 1,600 homes total at full build-out.

Three Canyons: The Biggest Project on the Horizon

This one is worth watching closely. Three Canyons is a 1,200-plus acre master-planned community being developed by Larry H. Miller Real Estate in partnership with SITLA in the southwest part of the city. The projected unit count is approximately 2,700 homes — one of the largest single residential entitlements in Saratoga Springs history.

As of early 2026, the annexation and community plan review are still in progress, so this one isn't open for buyers yet. But given LHM Real Estate's track record and the scale of the project, Three Canyons is going to define a significant portion of Saratoga Springs' growth for the next decade. If you're thinking long-term, this is a neighborhood to keep an eye on.

The Reserve on the Lake: A New Lakeside Option to Watch

A newer entry in the permit pipeline, The Reserve on the Lake is a project that — as the name suggests — is positioned near the water. The preliminary plat was updated in December 2025 and is still under active review. Full details on unit count and builder aren't public yet, but lakeside product in Saratoga Springs has historically commanded a premium. Worth watching as it moves closer to approval.

Sierra Estates Phase 3: A More Established Feel

Not every buyer wants to be the first one in a brand new community. Sierra Estates Phase 3 has been steadily delivering new lots through mid-2025 and into 2026 — a maturing development with a more established neighborhood feel. If you want a new home without the "construction zone everywhere" experience, this one deserves a look.

Mt. Saratoga Highridge and Ridgehorne: Views and Elevation

For buyers who want Utah Lake and valley views, the Mt. Saratoga developments on the city's ridgeline are worth knowing about. Five plats across Highridge and Ridgehorne were approved in late 2024 and early 2025, representing nearly 200 new home sites in one of Saratoga Springs' quieter, more tucked-away areas. If elevation and views matter to you, this is a part of town that often gets overlooked.

Spring Cove and Riverwalk: New Neighborhoods Just Getting Started

Two neighborhoods that are earlier in the process but actively moving forward: Spring Cove received its preliminary final plat approval in January 2026 and is heading toward active construction. Riverwalk Phase 1 also had its preliminary plat updated in January 2026 — the name suggests trail and waterway access, which fits Saratoga Springs' outdoor-oriented identity well. Both are worth tracking if you're flexible on timing.

Westview Estates and North Lake Meadows 2: Further Out, But Coming

For buyers who are planning ahead, Westview Estates and North Lake Meadows 2 are both in earlier stages of the entitlement process. Westview Estates was under plat review as of mid-2025. North Lake Meadows 2 filed its annexation petition in October 2025. These aren't ready to buy into yet, but they're real projects with real momentum.

What This Means If You're Buying in Saratoga Springs This Year

The breadth of what's coming in 2026 is genuinely good news for buyers. You have established master-planned communities with multiple builders and price points, newer neighborhoods just coming online, and a handful of larger projects on the horizon that will shape the city for years to come.

The challenge is that with this much happening, it's easy to walk into a model home and make a decision without really understanding what else is available — or what the full cost picture looks like when you factor in PIDs, HOA requirements, unfinished basements, landscaping, and everything else that doesn't show up in the base price.

That's exactly where having someone in your corner makes a difference. I know this market well, and I can help you cut through the noise and find the right home in the right neighborhood for where your family actually is right now.
